Since 1 May 2026, section 11 of the Renters’ Rights Act 2025 gives every tenant in England — Bristol included — the right to formally request consent to keep a pet. Your landlord must give or refuse that consent in writing within 28 days, and must not refuse unreasonably.

Ask anyway, and ask well

The fear in a hot market is that asking makes you a difficult tenant. The way through that is a request that is obviously considerate: specific, calm, evidenced, and offering to discuss it rather than demanding an answer.

Bristol’s housing stock is largely Victorian conversions, so noise between flats is a genuine concern rather than an excuse. Address it directly and you remove the strongest objection available.
