Since 1 May 2026, section 11 of the Renters’ Rights Act 2025 gives every tenant in England, Sheffield included, the right to formally request consent to keep a pet. Your landlord must give or refuse that consent in writing within 28 days, and must not refuse unreasonably.

They cannot require you to take out pet insurance, and they cannot take a larger deposit. The full explanation of how the right works applies anywhere in England.

Make the walking part of the request

The question behind most refusals is whether the animal will be cared for properly, and in Sheffield the answer can be concrete: which park, which route, how far, who takes them. Two sentences of that do more than a paragraph of reassurance.

In the student areas, answer the turnover question before it is asked, the same way a Leeds tenant would: what happens at the end of the tenancy, and whether you plan to stay.

Practical notes for Sheffield

• Name the park or the route. Endcliffe Park, Graves Park and the Rivelin valley are all real answers.
• If the house has a garden, say whether it is fenced and whether it is shared.
• Many Sheffield terraces are on steep streets with stone steps; say how an older or larger animal will manage them.
