Renting with a pet in Newcastle upon Tyne
The local picture
Newcastle has a type of housing found almost nowhere else: the Tyneside flat, a pair of flats in what looks from the street like a terraced house, each with its own front door and usually its own yard. Jesmond, Heaton and Sandyford are full of them, and so is the private rented market.
For a pet request that changes the shape of the conversation. There are no shared corridors and no communal garden to argue about, but there is somebody directly above or below you, and the sound of a dog through a floor is the objection a landlord will actually be thinking of.
The law, which is the same everywhere in England
The right applies across England
Since 1 May 2026, section 11 of the Renters’ Rights Act 2025 gives every tenant in England, Newcastle upon Tyne included, the right to formally request consent to keep a pet. Your landlord must give or refuse that consent in writing within 28 days, and must not refuse unreasonably.

Answer the floor before the landlord asks about it
Say which flat you are in, who is in the other one, and what the animal is like when left. If the neighbours are relaxed about it, say so; a landlord’s worry is a complaint, not the animal.
The city’s two universities make Jesmond and Heaton a student market as well, so if you are on a short tenancy, say what happens at the end of it and whether you intend to stay.
Practical notes for Newcastle upon Tyne
- Say whether the flat has its own yard and whether it is enclosed.
- Name the walks. The Town Moor and Jesmond Dene are both real answers in most of the city.
